If you are thinking about buying near Shadow Ridge Golf Course, you are probably drawn to more than just a home. You are looking at a setting, a view, and a lifestyle that feels a little different from the rest of west Omaha. The good news is that 68130 offers real variety, but that also means you need to look closely at pricing, HOA rules, and lot details before you make an offer. Let’s dive in.
Shadow Ridge Country Club sits in the heart of The Ridges, a one-square-mile community with nearly 350 acres of homes and green space and 784 lots across 13 subdivisions. Many homes in the area have views of the golf course, ponds, or surrounding hills, which helps explain the strong appeal for buyers who want a more scenic setting.
The club itself is separate from homeownership. According to the HOA, roughly half of The Ridges residents have full or social memberships, which means living nearby does not automatically give you club access. That matters if you are buying for the golf, pool, fitness, dining, or social side of the experience.
The 68130 ZIP code remains a competitive west Omaha market. Realtor.com reports a median home sale price of $449,900, a 99% sale-to-list ratio, and a median 65 days on market. Broader Omaha-area MLS data also point to a tight market, with 1.3 months of supply in March 2026.
Inside The Ridges, prices tend to run higher and can move faster depending on the home and lot. Realtor.com places The Ridges at a median home price of $682,500, while Redfin reports an $814,000 median sale price over the last three months and about 44 days on market. In practical terms, buyers should expect a premium for this pocket, especially for homes with standout views or updated outdoor spaces.
One of the biggest mistakes buyers can make near Shadow Ridge is assuming every home falls into the same price band. Current examples in The Ridges range from a 2-bedroom, 2-bath low-maintenance home at $455,000 to larger luxury properties listed around $1.35 million and $1.95 million.
Between those extremes, you will also find gated homes, two-story layouts, ranches, and 1.5-story homes with walkout lower levels. That spread makes this area attractive to different kinds of buyers, but it also means you need to compare homes carefully rather than relying on broad neighborhood averages alone.
Homes near Shadow Ridge Golf Course often emphasize setting and indoor-outdoor living. Listing descriptions regularly mention walls of windows, open-concept kitchens, covered decks, screened porches, wet bars, and patios designed for entertaining.
You will also notice that many premium homes are described by what they back to or overlook. Some back to a tee box, some to a specific hole, and others to fairway or pond views. In many cases, the value comes from rear-facing orientation toward the course rather than a front-facing golf course address.
If you are buying for the view, lot orientation deserves extra attention. Two homes with similar square footage and finishes can feel very different based on what sits behind them, how much privacy they have, and how the outdoor living space is positioned.
A course-adjacent lot may offer a strong visual payoff, but each location is different. One home might sit near a tee box, another near a fairway, and another near a pond or open green space. Before you decide what a premium lot is worth to you, it helps to walk the yard, stand on the deck, and look at the actual sightlines from the main living areas.
The Ridges is not a casual HOA environment. The HOA requires Design Review Board approval before exterior work begins, and homeowners may not plant or alter HOA or Shadow Ridge Country Club property, including landscaping easements and rights-of-way.
The HOA also requires owners to keep lots mowed, trimmed, and weed-free. According to the HOA maintenance policy, non-compliance can trigger a $10-per-day fine. If you prefer a highly structured neighborhood standard, that may feel reassuring. If you want more flexibility, it is something to weigh before you buy.
Fence restrictions are especially important if the lot backs to the golf course. For lots that abut the course, the covenants amendment says fences may only be black wrought iron or black vinyl chain link. Wood fencing is not allowed.
There is also a limit on privacy areas. Any privacy area is limited to 500 square feet immediately adjacent to the rear of the residence, and it is still subject to DRB approval and setback requirements. If a private backyard is high on your wish list, this is one of the first details to verify for any home you are considering.
Buyers should confirm current HOA dues during the purchase process. The public HOA site notes that 2025 dues were due March 15 and that interest is charged 30 days past due, with liens filed 90 days past due.
However, public copies of HOA information conflict on the annual dues amount, showing both $475 and $750. Because of that, the best move is to verify the current number through the resale packet or estoppel information before you close.
If you are thinking ahead to resale, several patterns stand out in this submarket. Direct course views, larger lots, and updated outdoor living spaces appear to be some of the strongest value drivers.
Recent examples cited in the market data include a $1.825 million sale on the 16th hole and a $1.05 million sale backing Hole #7. At the same time, pricing discipline still matters. Recent closed sales in The Ridges show homes selling at list, above list, and below list depending on condition, timing, and presentation.
A smart purchase here starts with looking beyond the photos. The Shadow Ridge area can absolutely deliver a lifestyle premium, but that premium is not just about being close to the course. It is about the specific lot, the view, the privacy, the rules, and how the home compares to recent similar sales.
As you narrow your options, focus on a few practical questions:
For many buyers, this is one of the most appealing pockets in west Omaha because it offers more than square footage alone. When you match the right home with the right lot and a clear understanding of HOA expectations, you can buy with much more confidence.
